The Control of Asbestos Regulations (NI) 2012 places an explicit duty on owners and occupiers of non-domestic premises to assess and manage the risks from the presence of Asbestos.
All our Asbestos Surveys are carried out in accordance with Health and Safety Executive Guidelines Document – HSG264: Asbestos The Survey Guide.
Asbestos Management Surveys
If you own, or have responsibility for a Non- Domestic Property built before the year 2000, then you need one of these.
(Previously known as a ‘Type 2 Asbestos Survey’): The purpose of a Management Survey is to locate, as far as reasonably practicable, the presence and extent of any asbestos containing materials in the building and to assess their condition.
Management surveys may involve (limited) intrusive work and some disturbance. The extent of intrusion will vary and will depend on factors such as the type of building, the nature of construction, accessibility etc. A management survey should include an assessment of the condition of the various asbestos containing materials and their likelihood to release fibres into the air if disturbed.
Asbestos Refurbishment / Demolition Surveys
This is an essential, legal requirement if you plan to demolish or refurbish a building…any building, including domestic properties.
(Previously known as a ‘Type 3 Asbestos Survey’): This type of survey is used to locate and describe, as far as reasonably practicable, all asbestos containing materials in all areas where planned refurbishment work will take place or in the whole building if demolition is planned.
The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach.
Asbestos Home Surveys
If you own a house or are hoping to buy one… then one of these will be invaluable
The purpose of this survey is to locate, as far as reasonably practicable, the presence and extent of any asbestos containing materials in the dwelling and avoid any future nasty surprises.
Depending on the circumstances, this survey may involve intrusive work and some disturbance
Asbestos Management
Under the Control of Asbestos Regulations (NI) 2012, owners and occupiers of Non-domestic premised who have maintenance and repair responsibilities have a duty to assess and manage the risks from the presence of asbestos.
A record of the location of all ACMs must be created and maintained (Asbestos Register). Risk of exposure must be assessed and a written plan of action and measures necessary to manage the risk prepared (Management Plan).
The purpose of asbestos management is to prevent the exposure to airborne asbestos, now and for the duration of the time asbestos containing materials (ACMs) are present on your premises.
As holder of the BOHS P402 and P405 qualifications, we are able to provide essential advice and assistance in the production of an Asbestos Management Plan.
Asbestos Re-inspection
Where it has been decided as part of an original Asbestos Management Survey, to leave asbestos materials in place within a property, these materials must be managed and their condition monitored regularly.
This will require a Re-inspection Survey of the Building, which is usually carried out every twelve months and will include an up-to-date assessment of the condition of the various asbestos containing materials identified in the original Management Survey.
Asbestos Testing
There are more than 3,000 products that contain asbestos; many of these are in products widely used in the building industry. The only way to be sure if a suspect material contains asbestos is to have it analysed.
We can have asbestos testing of samples carried out and results issued to the client by e-mail or post within 3 working days.
All analysis is carried out by a UKAS accredited laboratory.
